SPC
A rigid stone-polymer core plank. Dimensionally stable, waterproof, and forgiving of minor subfloor imperfection. Good for kitchens, bathrooms and rentals.
Vinyl
Thinner and more flexible, comfortable underfoot and quieter, but it telegraphs every bump in the subfloor — so screeding is often required.
Wood
Solid or engineered timber gives warmth and can be refinished. It is the least tolerant of moisture and needs a stable, dry subfloor and controlled humidity.
Subfloor decides the budget
Levelling and moisture control frequently cost more than the flooring itself. Any honest quote separates the two.
